Land in a floodplain or wetland, or still carrying storm damage

A parcel in a flood zone can't be built on the way an ordinary lot can, which is why listings sit. A direct buyer who already knows the zone prices it on what it can be used for.

Find your zone first

FEMA's Flood Map Service Center shows the zone for any address or by map. Zones beginning with A or V are in the special flood hazard area; X is outside it. Counties and cities add their own floodplain rules on top. A buyer looks this up before calling you, so look it up first.

What can still be done with it

Storm damage

Debris, a damaged slab, a dead stand of timber, a washed-out crossing: all normal on the coast and along the rivers. The buyer prices the clean-up; you don't do it.

Questions people ask

Is floodplain land worth anything?

Yes, to the right buyer; less per acre than buildable land. The referral puts it in front of a buyer who takes it.

Do I have to disclose the flood zone?

Texas requires certain flood disclosures for residential property; for land, honesty is still the rule and the buyer will find it anyway.

There's a wetland determination on part of it.

Say so. It limits what the buyer can do and they'll price it, but it doesn't stop a sale.

Get a written, no-obligation offer on your land within days

You get a call within 24 hours, usually the same day. One Texas land buyer checks the parcel and gives you a written offer with a closing date. No survey, no clean-up, no commission, no fee to you, and no list of companies calling. Buyers in this network typically pay the closing costs; the written offer spells out exactly what they cover.

  • 1. Tell us the county, the kind of land and the situation. Two minutes.
  • 2. You get a call within 24 hours. Your request goes to one Texas land buyer, not to a list.
  • 3. They check the parcel and put the offer in writing. Take it, or take it to a land broker and compare.

A cash as-is offer is below full market value. We say that up front because the buyer will too.
